We will probably never see positive growth in the real estate market like we saw throughout the middle of this decade. In a lot of cases such as our market, we were seeing 25+% growth on an annual rate, which at the time was great, but lead to a lot of people buying just to buy, and worst of all, buying what they could not afford. But what has now happened is that real estate prices in South Park are where they were when a lot of these buildings were being put up, which is incredible. With the opening of LA Live, and the soon to be Grand Opening of the J.W. Marriott and Ritz Carlton, a lot more traffic is being driven to this once run down, not to be visited area. Essentially, what I’m getting at is that there are bargains to be had. As I’m sure most have already seen, short sales and foreclosures are creating bargains only seen when these units were originally being sold.
My point is if you’re looking for a quick flip, South Park may not be your place, but if you’re looking for a long term investment or home, in a growing metropolitan area, what better time have you seen? This area is closer to breaking out. Not only are more businesses, visitors and like-minded individuals giving South Park more play, but it’s current residents are getting older, and beginning to grow their families or thinking of growing their families. Demands are being made, and some are getting answered, to create South Park into more of a family-friendly neighborhood. And the key word there is neighborhood.
